Booking Confirmation and Rental Payment: 50% of your total stay is due as a deposit when the reservation is made. The balance is due 21 days (3 weeks) before arrival. The balance may be made by check if it is received in the office prior to the due date, otherwise the credit card on file will be charged for the balance.
Cancellations: Cancellations may be made up to three weeks before arrival. Cancellations must be made three weeks before arrival in order to receive a refund. There is a $30 cancellation fee. There are no refunds for early departure or for weather issues.
Contact Us/Retrieving Keys: Our phone is located at Deane's Oceanfront Lodge - call 541-547-3321. Instructions on how to retrieve keys will be sent to you in your packet of information.
Check-in: Check-in time is 3:00pm and check-out time is 11:00am. For your convenience, you will find a starter supply of toilet paper, paper towels and soaps. All bedding, towels, dishwasher detergent and liquid dish soap are provided. Kitchens are not supplied with food staples, plastic wrap, foil, etc.
Age requirements: The “principal guest” must 21 years of age in order to rent. The “principal guest” is defined as the person making the reservation and owner of the credit card on file.
No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in being evicted from the property you have rented, and no refunds will be issued.
Occupancy: We reserve the right to check homes for maximum occupancy. We are very strict on occupancy limits, these being clearly stated for each home. Violators will be asked to leave immediately with no refund. Children under 3 years of age are not counted as a guest. Large group gatherings, weddings, reunions are prohibited. These homes are single-family residences, on septic systems and are not meant to house large groups of people. Motorhomes and campers are NOT allowed as the houses are located in restrictive neighborhoods. If you have an “on trailer” boat, please call us to ensure it can be parked at the house you are renting.
Smoking: smoking is not allowed in any of the houses. Violations may result in a $300 penalty charged to your card.
Crab Cooking: Cooking crab in any of the houses is strictly prohibited -- the smell is nearly impossible to remove. There are facilities at the Port of Alsea. Violations may result in a $300 penalty charged to your card.
Lost Keys – Left Items: Lost keys are subject to a $15 charge. We’ll try our best to return items to you that are left behind. We only charge the cost of postage and packaging to return an item. Please note that we are not responsible for forgotten items.
Maintenance: If maintenance or repairs are required at the home during your stay, please notify us immediately at 541-547-3321. We’ll work hard to respond quickly during business hours (8am-5pm). Please notify us immediately if you are unsatisfied with the condition of your rental home upon arrival.
Damages: Please let us know if you damage something in the house. Giving us as much notice as possible, about damages, helps us to minimize the impact on future guests. You will be liable for any damages, beyond normal use. We will contact you and let you know the total cost which is the relacement cost and labor. Your card will be charged for all damages.
Liability: Guests agree to hold the agent and homeowner free and clear of responsibility for damages to self and/or property resulting in accident, injury or loss due to weather, acts of God or for any other reason.
Wicked Weather: Weather and circumstances can be unpredictable. There is the potential for power outages, water line breaks, interrupted cable TV, and phone service etc. We don’t give refunds for weather-related inconveniences, but we will certainly try to do whatever we can to help you adjust to these situations. We do provide several flashlights and battery powered lamps for emergencies.
A maximum of 2 dogs are permitted in the house.
- Dogs must not be left unattended in the house. Many times, even well behaved house dogs, become noisy and frantic when left in a strange house.
- We discourage dogs from getting on the furniture and beds. It’s just so difficult to remove all pet hair. If your dog is going to get on the furniture or beds anyway, please do use the “pet sheets” we’ve provided.
- Please do not let your dog come in contact with any of the bedding and especially the blankets. Pet hair can be super difficult to remove, even with washing.
- Please clean-up any waste left in the yard prior to leaving.
- In the event that an accident occurs in the house, please use the carpet cleaner provided to thoroughly clean.
- If we discover damage, or items that need additional cleaning, your credit card may be charged a maximum of $300.
- Dogs love the beach and love being part of the family. Following these rules enables us to continue allowing pets in the house.
